Property Investment & Development
Our client is a growing UK property investment business focused on acquiring and developing high-quality supported and assisted-living accommodation. Properties are let to specialist housing providers under long-term arrangements, generating reliable rental income while supporting the wider need for suitable homes and community-based care.
Operating through a multi-entity group structure, the business is scaling its portfolio and investor base and is now looking to appoint a commercially minded, hands-on Head of Finance to support the organisation through its next stage of growth.
This is a broad, senior finance leadership role spanning statutory and management reporting, VAT, group accounting, cash-flow planning, investor distributions, budgeting and fundraising support, with genuine exposure to the CEO, Board and investor community.
Responsibilities and duties will include:
- Own the Finance function across all companies, subsidiaries and property-owning entities
- Prepare monthly consolidated management accounts (P&L, balance sheet, cash flow) with variance analysis against budget
- Lead Group VAT compliance and coordinate year-end statutory accounts, audit and Companies House filings
- Maintain robust short-, medium- and long-term cash-flow forecasts across the Group and underlying entities
- Administer investor dividend payments, calculating amounts, verifying distributable reserves and share-class entitlements, and maintaining a full audit trail
- Lead the annual budgeting and rolling forecast process, and build financial models for acquisitions, portfolio growth and investor returns
- Support equity fundraising: financial models, data room management, and investor due diligence
- Act as the principal finance contact for the business, managing external accountants, auditors and tax advisers, and presenting to the Board and investors
Skills
- Qualified accountant (ACA, ACCA or CIMA) with strong post-qualification experience
- Proven track record managing finance for a group of companies, ideally including consolidations and intercompany accounting
- Strong technical grounding in VAT, statutory reporting and financial controls
- Advanced Excel and financial modelling skills
- Confident, credible communicator, comfortable engaging with the Board, investors and professional advisers
- Experience in property investment, real estate, private equity or another investor-backed business is highly advantageous
- Prior experience with investor distributions, equity fundraising or transaction support would be of benefit
